Jordan Valley residential plot up for Q3 tender

A residential plot in Jordan Valley will be released for sale in the third quarter of this fiscal year, the government announced on Thursday, with a portion of the site to be set aside for social welfare facilities.

The plot on Choi Hing Road, to be put up for tender in the October-to-December quarter, is expected to offer 570 flats.

Secretary for Development Bernadette Linn said the parcel of land is located within a "mature community" along New Clear Water Bay Road, with ample facilities and transport.

"The plot is originally planned to be a 'government, institution or community site'. The government is now rezoning this parcel of land for residential use, aiming to complete the rezoning process within this quarter," Linn said.

"We will request developers to provide a portion of the floor area for social welfare facilities when building private housing."

A recent gross floor area exemption arrangement for car parks in private developments applies to the Jordan Valley plot, the official added.

Announced in the latest policy address, the government is removing a mandatory requirement of constructing underground car parks as a condition to have gross floor area exempted, while granting full exemption to above-ground car parks with at most two storeys.

Along with other residential projects, the total private housing land supply in the October-to-December period will support building 6,420 flats, which will take the total to 12,430 in the first three quarters of the financial year – 94 percent of the annual target.
